This would cover 30% of the initial contribution of the 2 solidarity flats
The initial downpaymen to cooperatives would be the equivalent of what we commonly understand by the downpayment to the apartment (in mortgages, etc.). In this case, however, the contribution is to the social capital of the cooperative and serves to achieve around 20% of the investment of the project, be it a new building or rehabilitation. With the sum of the initial contributions in each case, this 20% is achieved so that credit unions or banks agree to finance the operation.
In the case of Empriu and Xicoira, their initial contributions are 15,000 EUR, 30,000 EUR in total. The minimum of EUR 9,000 that we propose would cover 30% of the initial contributions on the 2 flats (EUR 4,500 each).

Grant of use cooperative housing is a model that is spreading in Catalonia in which groups of neighbors are organized to ensure the right to housing and promote community life. In this model, ownership of the homes is collective and accessed through a non-profit cooperative formed by the neighbors. This new model is proving to be a practicable way for the right to housing, but it is not yet accessible to all sections of the population.
To deepen the diversity and universalization of the model, Empriu and La Xicoira, two new cooperative housing projects located respectively in the Sants neighborhood of Barcelona and in Olesa de Montserrat, are promoting a joint campaign through the FONS. to cover the costs of entry to 2 of its flats to people with migrant backgrounds.
All this effort, however, is not done by the two projects alone, since for this campaign they have the support of the Cercle de Migraciones de Coòpolis, CCAR and Punt of Referència. All of them are organizations and spaces with first-hand knowledge of both the situation of migrants and what it means to accompany them in welcoming new homes.
This campaign is also special because it marks the start of FONS., a new platform to grow solidarity in the cooperative housing sector articulated mainly in the Xarxa d'Economia Solidària de Catalunya, and promoted by La Fundació Coop57 , Goteo, La Dinamo, Sostre Cívic, holon and coopdevs.
The aim of the campaign is to facilitate the entry of people from the migrant group into housing cooperatives, and thus deepen even more the diversity and universality of cooperative housing.
With these general objectives, the campaign expects to achieve a minimum of EUR 9,000 and a maximum of EUR 22,500 to cover the entrance to two solidarity flats, which would represent at most 75% of the entrance of the two flats . The cooperatives undertake collectively to assume the rest.
Another of the objectives of the campaign is to achieve that the donations serve in perpetuity to facilitate the creation of more solidarity flats in the future. We will achieve this with an agreement signed between the cooperatives and FONS. where, in the event that the accompanying persons who end up being members of the cooperatives have the ability to save and wish to make the corresponding capital contribution for themselves, the cooperatives undertake to allocate the original capital of the entry collected through this campaign to allocate it to another solidarity flat.
Empriu SCCL is a popular housing cooperative in Sants – La Bordeta, Barcelona of 40 UECs and an initial contribution of 15,000 EUR. The cooperative is supported by La Dinamo Fundació and is awarded a public lot as a result of the ESAL agreement with Barcelona City Council.
La Xicoira was born from a group of members of Sostre Cívic d'Olesa de Montserrat who wanted to give life to an empty building that a private developer left idle following the real estate crisis of 2008. The works to finish the building they will get 25 homes and complementary collective spaces, as well as spaces open to the population. The project aims to become a catalyst for projects in the population and region encouraging the solidarity economy.
This project is aimed at people and communities around the cooperative housing, the neighborhoods or environment close to the projects of Empriu and la Xicoira, the migrant groups or environments that accompany, and finally to all those people, communities or entities supporting decent housing and community infrastructure.
The main motivations of the project were clarified following the study [“Economic affordability of cooperative housing in transfer of use: diagnosis, challenges and proposals”](https://fons.habitet.coop/wp-content/ uploads/Assequibilitat-economica_habitet-cooperatiu_informe.pdf) of FONS., where the model's affordability challenges were better identified. In the conclusions it is evident that despite the fact that in the last decade the grant of use cooperative housing modelhas grown in a sustained way, capital contributions, as a structuring element of the economic model, become a strong barrier to universal access to the model. Currently, therefore, people who do not have the ability to save or people who are in a situation of greater vulnerability are excluded from the model.
Specifically, the study also found that in current projects 14.7% of people are foreigners, while the average for Catalonia is 16.1% (Idescat). In addition, the data showed that half of the cohabitation units needed external support to cope with the initial contribution. Of which, 70% leveraged on close supports (family, friends, etc.) to cope with it. A close financial support network that people from migrant brackgrounds do not tend to have as accessible as those born in the country.
Empriu and Xicoira are two projects supported by La Dinamo Fundació and Sostre Cívic respectively. Both projects have been consolidating for years, and both Dinamo and Sostre Cívic are two of the reference entities in the new cooperative housing sector in consolidating and making the projects a reality.
Cercle de Migraciones de Coòpolis, CCAR and Point of Reference are organizations of reference in supporting the reception of new homes as well as the situation of migrants. What is more enriching, from the Cercle de Migraciones there is a lot of diversity in the spectrum of the type of support for migrated people; from the self-management of the migrant group to the management of homes that other entities accompanying migrants will be in charge of managing.
The Fundació Coop57 and Goteo are two entities of reference in the financial support of the social economy, both in support of cooperative housing and projects sensitive to the problems of the migrant group.
Finally, holon and coopdevs are two cooperatives of design services and technological support forming the FONS team. with extensive experience in both cooperative housing and micro-patronage campaigns.
